The Union Power Plant formally known as the Wharf, or the Delaware County Electric Company, is home and HQ to the Philadelphia Union professional soccer team. This beautifully constructed 400,000 SF historic building sits along the Delaware River and positioned uniquely on a 500,000 SF campus with a soccer stadium, practice field, Annex (player training center), and soon to be 150,000 SF sports plex to include 8 turf fields! The Union Power Plant is not your typical asset: it is a first class multi tenanted office building with exceptional amenities: two fitness centers, locker rooms, 3000 SF café, outdoor courtyard used for events, and Turbine Hall a 60,000 SF event space that is currently being occupied by the YSC Academy, the Union’s private school for future soccer stars!
To state that Matt is critical to the overall success of this property is an understatement. Matt is going on 16 years at the UPP and brings a wealth of knowledge and expertise to the forefront of this operation. Matt’s commitment to provide exceptional customer service to our tenants, vendors, and building staff is demonstrated daily. Matt goes above and beyond never seeking attention or praise for his work. 2020 was an unprecedented year for all of us. During the pandemic approximately 100,000 SF of space was leased and fit out simultaneously along with two major capital improvements: removal and installation of a new roof top air handler and a total tear off and replacement of a 48,000 SF roof. Overseeing seven fit outs, two capital improvement all while managing the ever-evolving COVID mandates was no small feat! The 2020 Presidential Election brought both local and national attention to the building due to our Tenant, DELCO, being designated as a ballot sorting and counting location. All in all, these were stressful times, and these were trying times however throughout it all Matt was poised, focused, and present on all fronts. Every construction timeline was met, and C of O issued in accordance with the lease which if you know Chester is not easy! Matt’s dry sense of humor and commitment to excellence coupled with his ability to find the good in every situation, and sometimes the bad, helped us to navigate our way through and maintain our sanity!
Fast forward to 2022 and we are 95% occupied preparing for a major redevelopment project that will change the entire landscape of the campus and Chester! In tandem with this project, we have signed two more Tenants to the building, have several major capital improvements and building renovations in the pipeline, and negotiated and renewed major corporate sponsorship deals! Matt will be at the forefront of these building projects and assisting the team with the RFP and bid processes. Matt is dialed in and very much a respected member amongst our building and city community. It is with great pride to share a comment from Jacquie Thomas, Executive to the President of the Union, and Kyle Swetavage, Director of Facilities, Power Home and Remodeling, a 180,000 SF anchor tenant.

Kyle: “My name is Kyle Swetavage and I am the Director of Facilities for Power Home Remodeling, a tenant of the building that Matt manages. Power has over 350 people that work out the building and we often work odd hours. I have been working with Matt now for nearly three years and have gotten to know him quite well. Not only is Matt extremely knowledgeable and capable, but he is also always willing to assist with any issue no matter how big or small. A steward of his profession, Matt personifies professionalism. He will always work with me through any issues I have faced at the building, as well as teaching and mentoring me through certain maintenance issues. I have greatly enjoyed working with Matt over these last three years and look forward to working with him in the future.”
