At Bisnow’s Delaware State of the Market event held late last month, Rob Buccini, Founder of Buccini Pollin Group (BPG), shared his insights on Wilmington’s evolving real estate landscape.
Rob Buccini spoke on a panel alongside other prominent figures in the city’s growth including Scott Johnson of Johnson Commercial Real Estate, Rich Przywara of Woodlawn Trustees, and David Rinnier of 9th Street Development Co. Buccini discussed how developments like Incyte’s expansion are transforming the downtown area and attracting both businesses and residents.
Buccini compared Incyte’s impact to that of DuPont, calling it a game-changer for Wilmington’s economy. He believes Incyte’s investment in office space will not only bring hundreds of well-paid employees to the city but also stimulate additional business activity. This aligns with BPG’s focus on downtown development, particularly in residential projects. Buccini noted that Wilmington is seeing a surge in young residents, with many choosing to live in the city without cars, thanks to its compact design and excellent transit options.
BPG’s ongoing investments in downtown apartment projects reflect the city’s growing appeal. The company has seen success with properties that are leasing quickly, driven by the city’s increasing desirability as a place to live and work. Buccini also highlighted the changing dynamics of Wilmington’s parking demand, with BPG owning several lots in the area. While demand for parking has dropped by 30% since the pandemic, Buccini remains optimistic about Wilmington’s future, citing the high utilization of the Amtrak station and the walkability of the city.
Buccini’s involvement in the Delaware State of the Market event underscores the company’s integral role in Wilmington’s revitalization. His insights into the city’s future show that Wilmington is poised for continued growth, with a strong focus on both business and residential development.
