The Mill Expands: New Indoor and Outdoor Spaces in Downtown Wilmington

The Mill is pleased to announce the completion of a recent expansion at its flagship coworking space at Market West, 221 W Tenth Street, Wilmington, DE 19801. 

The 38,000 SF expansion makes The Mill one of the largest coworking spaces in the Greater Philadelphia market, achieving a significant milestone for the ongoing office to mixed-use conversion of the former Nemours Building now known as Market West, with its recent expansion and growth over the years, boasting 104,700 SF of coworking space at Market West, thus making it one of the largest traditional coworking spaces in a single location in the Philadelphia region. 

Joined by elected officials, project partners, and members, The Mill celebrated a ribbon cutting ceremony for the new space on Tuesday, February 13th. Following remarks from Governor John Carney, New Castle County Executive Matt Meyer, City of Wilmington Mayor Mike Purzycki, Rob Herrera, Founder of The Mill, and Chris Buccini, Founder of Buccini Pollin Group, guests enjoyed tours of the new space and tested out the new amenity spaces.

The Mill expansion to the third floor includes an additional 30+ furnished offices of various sizes ranging from a single workspace to a 5,500 SF suite. The third-floor space also adds new amenities to accommodate the changing workforce, such as outdoor terraces, a video and audio podcasting suite in partnership with Studio Charter, and wellness spaces like the treadmill and maternity suites. New community spaces offer recreational activities such as shuffleboard, foosball, and cornhole as well as a multi-purpose party room that can accommodate up to 30 people. A glass interior stairwell now connects the third and fourth floors so members can take advantage of existing amenities and conference rooms as well.

The Mill first opened at Market West in April 2016, occupying 13,000 SF on the fourth floor. Since then, The Mill also took over management of the 221-seat auditorium at Theater N that shows arthouse films weekly and can be rented by Mill members for meetings and events utilizing the state-of-the-art digital projection and sound system.

The Mill manages a second suburban location at The Concord off Silverside Rd in Wilmington, which opened in January 2020. The Mill at The Concord features a 20,000 SF indoor/outdoor space with 32 offices and community space. In addition to its Wilmington locations, The Mill plans to expand further south with a new location in Seaford, Delaware, at The Nylon Capital Center by 2025.

The Mill expansion also marks a significant milestone in the overall office to mixed-use conversion of the former Nemours Building to Market West by owners the Buccini Pollin Group. The building is undergoing a $100 million mixed-use redevelopment that will allow future tenants to live, work, and play all within the heart of Downtown Wilmington. Market West highlights the industry trend of converting underutilized and vacant office space to mixed-use in order to recover the vitality of downtown districts in the post-COVID environment. Rather than demolish the property, the redevelopment of the Nemours building returns vibrancy to a historic asset and introduces hundreds of 24/7 residents and visitors to an area that was formerly only occupied between the hours of 9am and 5pm by the corporate workforce.
