Job Purpose
The Residential Property Administrator’s responsibility is to assist the Residential Operations Manager with administrative and reporting duties.
Duties & Responsibilities
- Assist the Residential Operations Manager in supervision of on-site staff toward achieving the financial and operational goals of the property.
- Work as liaison between Maintenance and residents to ensure that work orders are documented properly and handled in a timely manner.
- Process all approved renewals on a monthly basis and obtain a minimum of a 60% retention rate.
- Lease unit vacancies based on unit set aside and waiting list requirements.
- Create a sense of community with staff and residents.
- Responsible for rent collections of all monies and sending to corporate to be deposited within twenty-four (24) hours. Understand and execute no cash accepted policy.
- Assist with collecting paperwork for annual recertifications.
- Assesses late fees in accordance with company policy; collects delinquent accounts; send out delinquent/eviction notices; update notes on delinquency report daily; files evictions with the approval of Property Manager; attempts to obtain zero delinquency and reduce bad debt.
- Compiles and sends final move out statements to former residents; processes former resident accounts to the entity utilized by the community; submits collection accounts timely.
- Complete all required weekly, monthly, quarterly, and annual reports in a thorough and timely fashion.
- Work closely with the Residential Operations Manager to ensure apartments are turned around quickly and ready for immediate leasing.
- Understand, interpret, and apply applicable Federal and State Housing Regulations.
Qualifications
- Must present a professional and positive image at all times.
- Superior communication and organizational skills required.
- Must be willing to work flexible hours/days/holiday/weekends and travel to other company properties.
- Ability to multi-task in a fast paced environment and be detail oriented with procedures and paperwork.
- Must be able to work well in a team environment.
Education
- A high school diploma required.
- Bachelor’s degree in related field strongly preferred.
Experience.
- No property management experience required.
- Working knowledge of Microsoft Office products.
- Tax credit/LIHTC experience not required.
- Working knowledge of Microsoft Office products, MRI software experience preferred.
Physical Requirements
- Requires prolonged sitting.
- Requires frequent operation of office equipment; such as a computer, copy machine, telephone, etc.
- Occasional stretching and / or bending to access file cabinets, office equipment, etc.
- Occasional standing and walking required.
